Rental Terms & Conditions

Please ensure that you read and understand the following terms and conditions pertinent to our villa rental. If you have any queries, please do not hesitate to contact us.

Your villa rental includes accommodation as booked including services e.g. gas, water and electricity. Not included in our rental prices are flights, car hire or holiday insurance. Pool heating can be arranged at additional cost, as can the hire of high chairs, cots/cribs and a barbecue.

Bookings and Payments

Deposit: To confirm the booking, a deposit of £100/$150 per week or a maximum of £200/$300 must be enclosed with the completed and signed booking form.

Paying your balance: The balance of the rental fee is due at least 10 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of a cheque not being honoured by the bank on which it is drawn we will make a charge of £10 to cover the bank charges and our administration costs.

Cancellation: In the event that you cancel your booking for any reason whatsoever, the following charges will apply:

Alterations to Bookings: If, after your booking has been accepted, you wish to alter your arrangements, we will do all we can to help without charge.
Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment, the cost of the rental is guaranteed against any further increase, unless these increases are brought about by Government action. This guarantee is offered subject to our conditions of payment being adhered to.

Security Deposit:
In addition to the rental charge a security deposit of UK£200 or $US300 is payable when the final balance is due – to cover breakages or damage to the premises and or contents and excessive cleaning costs other than those normally incurred in connection with the occupation of the villa. The deposit will be refunded within 14 days of vacating the villa, subject to deductions.

General Information
You will be given the entrance gate code plus confirmation of your chosen 6 digit code for the front door with your reservation letter. This will be emailed to you prior to departure. Ensure you take it with you and keep it safe. A contact number for our Management team is included.

Rental Period: The rental period of the property begins at 4pm Florida time on the day of arrival. The property must be vacated by 10am Florida time on the day of departure unless otherwise agreed.

Sub Letting: The accommodation is reserved exclusively for the people named on the booking form and no other persons whatsoever are permitted to stay there unless this has been agreed with the owners or their agents in writing.

Use of swimming pool and spa: We want you to enjoy the pool and spa however they can be dangerous places and ours is not to be used by children without adult supervision.

Purchase of pool heat:

Smoking: For the comfort and safety of our guests, our villa is non-smoking, however we do accept smoking within the gardens and pool area. Any indication that smoking has taken place within the villa will result in the loss of the security deposit.

Animals and pets: These are not permitted in the villa

Insects and pests: Insects and pests are inevitably present in the Florida climate. Within reason, this is normal and we cannot take action to eradicate it. The villa receives periodic pest control treatment. Only when, in our reasonable opinion, pests in the living accommodation are a serious nuisance will further action be taken.

Website description: All descriptions are made in good faith and every care taken to ensure their accuracy, but no liability will be accepted in the events of any error.

Insurance: We strongly recommend that you take out travel and medical holiday insurance to cover unforeseen circumstances which may necessitate the cancellation of your booking.

In case of complaint: Things do occasionally go wrong, and we promise you we shall make our best endeavours to rectify faults to your satisfaction. You must inform our local management company immediately in order that the problem may be rectified as soon as possible. If you are not satisfied with the solution please make this known to us in writing. We will not accept liability for any dissatisfaction or other complaints not reported to our local manager during your stay.

Force Majeure: The owners of the property or their agents will not be liable for loss occasioned by any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owner's or their agents’ control.

Construction: Orlando is a growing area and building work, whether for housing or roads, is unavoidable. We cannot control, and therefore cannot be held responsible for, any building work in the vicinity of our home. You can however rest assured that whatever reasonable steps can be taken to minimise disruption will be taken.
